Sellers

Getting a home to sell depends on three factors: condition, price, and marketing. If all three components are not correct for the market, your home may languish unsold for months, or not sell at all.

To avoid this, we’ve come up with a step-by-step guide that will help you get started on selling your home.

We will help you sell your home at the highest possible price and the shortest possible time. Our listing stats highlight the success we’ve achieved for our clients over the years:

    • Our properties sell at an average of 30 days, which is much lower than the area average of 90-100 days. The majority of our listings sell in 14 days or less.
    • On average, we get 97% of asking price but many of our homes sell between 98-102% of asking.
    • Our marketing budget is over $200,000.. We leave no stone unturned in making sure your home gets the right exposure on the internet and other marketing venues.
    • We’re a Top 10 sales team in North Atlanta
  2. Set the right selling price

Go to this page to find out how much your home is worth. For a thorough analysis, we will visit your home and take several factors into account, including market trends in your area, your home’s condition and desirability, prices of similar homes for sale in your neighborhood, and others.

  9. Negotiate with buyers

Once you get offers for your home, we will provide you with guidance and advice on things like accepting or rejecting an offer, or issuing a counteroffer. Negotiations with buyers can be highly nuanced. You have to be firm but friendly and welcoming. Through years of experience, our team has developed the needed negotiating skills to make sure you get the best deal.

  10. Accept an offer and close the sale

Once you accept an offer, you and the buyer will sign a purchase agreement and the home goes under contract. The buyer then gets busy finalizing financing and fulfilling all contingencies. If you included any seller’s contingencies, you will need to work on settling these as well.

Once this process is completed, the title is transferred to the buyer’s name, more documents will be signed by you and the buyer, and the sale is considered closed.
